A Houston developer just bought a whole lot of Texas ranch land, and the plan is to turn it into 3,800 homes. Hines has acquired Brown Ranch, a 1,476-acre tract on Fort Worth’s western flank, according to The Real Deal. The buyer wants a master-planned community there. Welcome to Brown Ranch Fort Worth, the newest big bet on the city’s western edge.

That is a big swing even by Texas standards. The deal fits a simple pattern: homes keep marching west, and the open ranch land keeps shrinking. Developers in other sectors are making equally large moves, as the Best Buy tech center deal heading to TCS shows.

What We Know About the Brown Ranch Land Deal

Hines is a Houston-based global real estate firm. Its plan covers roughly 3,800 homes across a mix of lot sizes and price points, as Bisnow also reports. That mix matters, because it suggests something broader than one luxury enclave.

Six homebuilders are named as part of the project: Beazer Homes, DRB Homes, HistoryMaker Homes, Meritage Homes, Pulte Homes and Risewell Homes. That is a crowded roster for one tract. It also hints that buyers may find several styles and budgets in the same neighborhood.

The Real Deal’s subhead adds one more detail. The city is getting a Houston-based giant to handle significant road work. Nobody has said yet what that work involves or what it costs.

Where the Brown Ranch Development Sits

Reports differ a bit on where exactly this land sits. The Real Deal places it on Fort Worth’s western flank, in ranch country. A Dallas News headline calls it land on the Tarrant County border. Those descriptions may not conflict, but the exact county line and nearby roads are not confirmed yet.

So here is the honest summary: the Brown Ranch Fort Worth site is west of the city, and the precise address is still unclear.

Why Fort Worth Homebuyers Should Care

Here’s the thing. A development this size changes traffic, schools and home prices for everyone nearby, not just the people who buy in it. Thousands of new households means more cars on the same roads. That is likely why the road work is part of the story.

It also means more choice for buyers priced out of closer-in neighborhoods. Six builders competing on one site usually keeps the sales pitches sharp. For anyone shopping for Hines Fort Worth homes, that competition could be the real prize.

Hines has done this before. It recently bought nearly 3,000 acres in west Houston for a community of more than 7,000 homes, with Beazer Homes among the builders, according to Bisnow. Brown Ranch is about half that acreage. It is still enormous.

Other big communities are already underway in the area. Highland Homes announced plans in 2025 for 325 houses in Ventana, a Fort Worth community earmarked for more than 3,000 homes.

What We Still Don’t Know About Brown Ranch Fort Worth

Plenty of key details are missing. No purchase price has surfaced. Neither the seller nor the community name is confirmed. Home prices, lot sizes and first delivery dates have not been announced. Pricing questions are everywhere right now, much like the debate over the rising cost of the nickel.

The next signals will likely come from a Hines release and Fort Worth planning and council records. Those would show how fast the project moves and what the road obligations really look like.

For now, the ranch has a new owner with a very big plan. How much road is enough for 3,800 more households? That is the question Fort Worth is about to answer.
